How to Prepare Your Property for Sale
Remove all the excess items that have accumulated over the years. People need to be able to envisage what the property would look like if they were living there; they are buying into a lifestyle as much as a property.
Stand out the front of your property and see what you can do to give it the wow factor. First impressions of your property will make up a buyer’s mind instantly.
Clean the windows, tidy the front garden, fix any broken gates or doors and give the front of your property a lick of paint.
Fix and clean
Make any minor repairs necessary such as holes in the walls, broken door knobs, cracked tiles and torn or threadbare carpets. Many buyers want to move in without making changes. Clean everything until it sparkles. Get rid of limescale, clean and repair tile grout, wax wooden floors, get rid of all odours and hang up fresh towels.
Update the kitchen and bathroom
The kitchen and bathroom are the most valuable rooms in a property and can make the difference when buyers are unsure. Consider painting your kitchen cabinets, de-clutter the surfaces and hide all unnecessary toiletries.
Create the right ambience
Bad smells are the biggest turn off for prospective buyers so fix the source of the smell. Clean drains, wash bins, open windows and wash bed covers. Make your home alluring with the smell of baked bread or cakes or perhaps brew some fresh coffee. Light a fire or burn some pinecones to create warmth into your home and make it inviting. Plants and flowers bring life, light and colour into a room and also smell wonderful.
Make sure that you are not present when a prospective buyer comes to view your home; this is what you are paying your estate agent for and buyers do not like to view properties whilst the owners are there!
Landlord and Tenant
There is always going to be a time when as a Landlord or Tenant you will require professional legal help concerning a rented property. Andrew & Andrew can assist with all aspects of the Law in this regard including Tenancy agreements, rights and responsibilities, repairs, rent disputes, deposits, anti-social behaviour and ending a Tenancy agreement.
